Conquering Moisture: Unveiling the Challenge of a Water-Prone Crawl Space in East Nashville:
Located just around the corner from the iconic McGavock House, this East Nashville mid-century ranch had been beautifully remodeled. Even with all the updates, one punch list item remained: the crawl space.
Previously, the homeowners had enlisted a local pest control service to replace the crawl space vapor barrier, aiming to mitigate moisture intrusion.
However, the solution fell short as water continued to breach the crawl space through the entry door. Situated below the ground level, the entrance was prone to flooding, with rainwater cascading over the concrete well and seeping beneath the wooden door.
This resulted in water spreading across the vapor barrier, accumulating against the crawl space walls, and fostering an environment conducive to musty smells and microbial proliferation.
Innovative Waterproofing Mastery: Custom Solutions for a Dry and Healthy Crawl Space:
Upon thorough evaluation, our team created the perfect plan to address and resolve the water intrusion problem effectively. The plan involved several key actions:
- Grading and Drainage Enhancement: We start the process by regrading the terrain surrounding the crawl space entrance, ensuring that rainwater would naturally divert away from the door. The modification aimed to eliminate the direct water flow towards the entry point.
- Concrete Well Extension: To bolster the defense against water ingress, we expanded the existing concrete well, providing an added barrier preventing water from reaching the crawl space door.
- French Drain Installation: A critical component of our solution was installing a French drain system. This feature is designed to intercept and redirect water away from the crawl space entrance, significantly reducing the risk of flooding.
- Upgraded Entryway Solutions: Recognizing the vulnerability of the previous wooden door, we installed a new, durable crawl space door, accompanied by a matching well cover. Both are crafted from weather-resistant materials, offering robust protection against water, debris, and pests.
- Humidity Control Measures: To tackle the issue of excess moisture on indoor air quality and structural integrity, we fitted a commercial-grade dehumidifier within the crawl space. This device plays a pivotal role in maintaining optimal humidity levels and deterring mold and fungal growth.

While the initial steps to upgrade the crawl space vapor barrier laid a foundation for a drier and healthier environment, our intervention completed the project.
