Water-tight Crawl Space Door and Well in East Nashville, TN

Problem:

Located just around the corner from the iconic McGavock House, this East Nashville mid century ranch had been beautifully remodeled. Even with all the updates, one punch list item still remained: the crawl space. Although the homeowners had the crawl space vapor barrier replaced several years ago by a local pest control company, water was still entering through the crawl space door. Because the entrance sat below grade level, rainwater was running over the concrete crawl space well and entering below the wooden door. As it entered the crawl space, water was sheeting across the vapor barrier and pooling against the lower walls of the crawl space, causing musty odors and microbial growth.

Solution:

Based on our inspection, we recommended adjusting the grading outside to encourage water to move away from the door. To accomplish this, it would be necessary to add on to the existing concrete well. A french drain was also added to channel water away from the entrance to the crawl space. We then installed a weather-resistant crawl space door and matching well cover to keep out water, debris, and pests. We completed our repairs by installing a commercial-grade dehumidifier to maintain crawl space humidity levels, discouraging mold and fungal growth. While the crawl space vapor barrier had been improved by a previous contractor, these remaining items were necessary to ensure that the crawl space stayed dry, healthy, and safe for the homeowners.
