Problem:
Across McGavock Pike from the Two Rivers Mansion is a quiet Nashville
neighborhood and a mid-century ranch home boasting recent renovations from a modern
makeover. Just below these first floor features, the crawl space was requiring a makeover of its
own. During our inspection we noted several plumbing leaks that were contributing to the
moisture load in the crawl space. With excess moisture comes the conditions that fuel microbial
growth, which was present on the floor joists and was concentrated in areas where the ductwork
was leaking conditioned air into the crawl space. Also know to thrive in moisture rich
environments, camel crickets were observed dwelling on the foundation walls of the crawl
space. Concerned about their indoor air quality, the homeowners reached out to The Clean Air

Solution:
We began our repairs by treating the floor joists and subfloor with our botanical
disinfectant. This is a natural disinfectant with the main ingredient being thyme oil, an essential
oil that has been used for centuries for medicinal purposes. With the floor disinfected and
plumbing leaks resolved, we encapsulated the crawl space floor with our puncture and tear
resistant vapor barrier. This prevents ground moisture from affecting the wood structure of the
home and isolates the crawl space from the bare soil. With the foundation vents sealed and
insulated, we installed a commercial dehumidifier to condition and filter the crawl space air and
a new air-sealed door to prevent humid air from entering the space. Now this renovated rancher
is healthy above and below.
