Foundation Vents – Open or Closed?

Have you ever wondered why there are vents on the side of your house that access your crawl space? Or if they should stay open or closed?

Open vents allow hot, humid air into your crawl space, which can cause the growth of mold and mildew when it meets the cool air ducts underneath your house. Closed vents mean you aren’t letting humidity in, but you are trapping stale air. The answer to this dilemma is to condition your crawl space.

Sealing your crawlspace from the outdoor elements allows your air condition to function at its best. says, “... the same air-distribution rules apply in a closed crawlspace as they do to the living spaces above it: a controlled amount of incoming fresh air balanced by a controlled amount of exhaust air, with a measure of humidity control. If you need perimeter drainage, a sump system, and/or radon mitigation, just do whatever [would be] proper for a basement.”

So what is the best solution? We believe the answer is to condition your crawl space. Conditioned crawlspaces perform better than vented crawlspaces in terms of health, safety, and efficiency. Conditioning your crawlspace will improve its performance by reducing the levels of hot humid air from outside, meeting the cool damp underneath of your house, causing the growth of mold, mildew, and condensation on your vents – which can cause other issues that we will delve into in another blog.

As fall is approaching, you may think that you’re in the clear with your crawlspace, but as the weather turns cooler, additional problems will arise when the cold air from outside meets the already damp space, causing your home's heating unit to perform badly. When you condition your crawlspace, you are helping the life of your heating and cooling unit.

Let us help you prevent potential problems in your crawlspace by using one of our custom fit problems to address the specific needs of your space. And, always remember, what you can’t see, CAN hurt you.
